Stamp Duty Rates 2026/27
From 1 April 2025, the following SDLT rates apply in England and Northern Ireland:
Standard Rates

| Up to £250,000 | 0% |
| £250,001 to £925,000 | 5% |
| £925,001 to £1,500,000 | 10% |
| Over £1,500,000 | 12% |
First-Time Buyer Rates

| £300,001 to £500,000 | 5% |
| Over £500,000 | Standard rates apply (no relief) |
Additional Property Surcharge
If you already own a property and are buying an additional one (buy-to-let, second home), you pay an extra 5% on top of the standard rates on the entire purchase price (for properties over £40,000).
Non-UK Resident Surcharge
Non-UK residents pay an additional 2% surcharge on top of applicable rates. This applies even if you're a first-time buyer or purchasing an additional property.
